Moving to Vegas

Except for the fact that my current house in Phoenix has a mortgage of 2.6% at $970 month so this one hurts a little.

Hopefully the interest rates will go down and you can refinance.

Summer shouldn't be as hot as PHX area & thunderstorms probably fewer and more to the east over the higher elevations around western end of the Grand Canyon, but the taller mountains at the west side of LV valley can spawn a TS 

Lake Mead creates thunderstorms too with all the hot rising humid air.
