One of the listings we checked out is right in line with the runway. However, it's just a stones throw from Las Vegas Golf Course so there's that.

Corner lot, so no neighbor to one side but a street that shouldn't be busy except when that school is in session

There has been some newer developments in that area - west of MLK Blvd. - To the right MLK is the old "West Side" which was and is predominately African American - LV was segregated back in the day, so this was "across the tracks" and considered "west LV back in the 40's to 60's

It's an older area with a mix of old ranch style larger lots and newer smaller tract houses

The VGK are building an ice arena type of facility on the old lot where the Santa Fe or Texas Station casinos used to be - Now they show as large vacant lots fronting Rancho

Since your looking in that area, fwiw I'd rather be here. A smidge closer to the old golf course as well.

This one is currently my wife's favorite so far: 7757 Haystack St

I was right in that area yesterday. Like a quarter mile away from that house. Lovely mountain views at dusk. A little bit of a Utah/horse vibe around there.

That is in or near a master planned development called ALIANTE - I don't live in that area, but I can attest to that area being way newer and closer to better shopping than the other house you showed - It will be freeway drive to the Meadows Store location and she will exit before she hit the downtown traffic mess

I'm not a realtor but I'd say this is the better investment long term and the amenities close by are much better

Also, within a mile or less of this house is a new National Monument and State Park

We have Dell Webb Sun City here as well.

Sun City's stated down there out on Grand Ave towards Surprise -- I went there with my parents in the late 60's early 70's

I deleted the Sun City link -- I thought it was an Aliante site then I saw Sun City & figured you might not be that old !!

Another corner (almost lot) with a little open space adjacent so no neighbors to that side -- From the view on Google Maps, this house sits lower then the one behind it, can see a raised planter area / retaining wall -- Could do solar panels like the house to the south as this house has a long slope that faces directly south (left of the ridge)

My wife fly to Vegas this morning to meet with a realtor. So far her favorite house is a new build near Nellis. I'm concerned.

I haven't been in that area recently, so unless it is has changed, my view is the problem with the Nellis area, is you are quickly into a pretty rough neighborhood, plus it is pretty hard to get anywhere in the Valley from there.

That's a real problem over there. The east side is just isolated. Half hour drive just to get get to a freeway.

The area up by Nellis is newer communities and the new 215/I15 interchange helps up there, but it's still isolated from a lot.  The east side is only a real problem commuting if you live way east by Treeline/Hollywood.  That's a nightmare.

Today my wife is checking out some new builds in Henderson.

I really don't want to live near Nellis.

Nellis can be noisy also..........plus as mentioned you are isolated & have to go thru some seedy areas to get anywhere
