Toonkee has a better bead on the area I am sure, but Meadows is in an older hood (my old teenage stomping grounds actually), and you can still find some really nice older neighborhoods, which won't have HOA and still are quality areas. I am not familiar with the east side (I know he is), but I grew up on the west side and recently sold a home there. You can get a lot more yard and house for the price (and no HOA) in some of these areas. You can still find some with majority owners vs renters probably. Thinking off of Oakey between Arville and Valley View may still be a nice area. Not sure if in your price range, but you might want to look at the neighborhood off Alta between Rancho and Valley View also. Tark used to live in that area. Not sure what the prices are like now. Those areas are both a pretty easy drive to the Meadows Mall.

I would avoid anything north of the 95 on that side of town. At least until you get closer to the 215 and the newer areas.

Generally stay west of Buffalo (with the exception of the neighborhoods I mentioned) if you are looking at the west side. You can still find some nice areas between 20-30 yrs old between Buffalo and Summerlin, that would be a little closer commute and not Summerlin costs. The Lakes and Canyon Gate come to mind too.

Had a client was worried about area in general.  Told him 89130 wasn't the best area, but price was good for them.  Buys the home, then blames me after for not telling him about area he bought into.  Typical.

Stay away from the central parts of town. Stick to the far NW, SW, GV, Hendo or W Hendo. The far NE isn't bad but you gotta deal with Nellis noise.  Your Realtor should know all this.

If it’s Meadows, then you want to live in the NW to avoid the most traffic. North of Cheyenne is where you can avoid Summerlin in the NW.

Yes there can be some hidden gems, but its real hit and miss. Higher percentage of rental as well as lots are investment properties. A realtor can find some nice ones though. Just less predictable on the neighborhood.

They built some new houses near that you can reach out your window and hand your neighbor a beer while he reaches out of his window. Plus, all these new houses were built to rent, not for purchase.

That looks just like the type of lots in my neighborhood. Would be ideal for us.

LV real estate market is different than most larger metros...........lot of rentals & always the chance of a AirBnB which can be problematic in some cases

There's bunches of those all over the westside. Lots of ranch style homes on about 1/4 to 1/5 acre lots. Get thee to a realtor for sure. They can find them for ya. Again, you may not know how great the neighborhood is, but that's the gamble with some of these older homes.

If you're in an older PHX area (or burb) then LV would be similar in look ............. but PHX has room to sprawl where LV is up against the mountains on most all sides and lot's of BLM land that isn't easily purchasable for development 

My brother in law lives in an older area of mid-north Glendale - An area of semi customs that used to be out on the edge of town but now are in the thick of things..........LV has some of those types of areas

There's the ol' Section 10 area just west  & east of Rainbow between Sahara & Desert Inn that used to be the edge of town when I was in my 20's and is now in the middle of things..........Rainbow used to be the west end of the developed area

That's where my wife lived growing up. All those custom lots around R. Guild Gray Elementary.

Used to be a realtor with the same last name as a secondary section line street in that area - LINDELL - He was the go to guy for that area back in the 90's -- Not sure if the name was coincidence or if the family had some sway on the area 

But I can attest personally that getting your name on a street back in the day wasn't hard............I have two decent sized streets named after me in Henderson because back in the late 80's I knew a guy who was a planner in Hendo and the area around what is now the Galleria Mall was all vacant land, so he named two streets with my first & last name. My last name is long (11 letters) 

Over time the Mall got built and the freeway came thru and an exit off the freeway at my last name street that used to run east west from Stephanie along the north side of the mall so they changed it to GALLERIA & my named street ended up serving a mini-storage on the east side of the freeway......but they built the Henderson Hospital so they extended the last name street over to Stephanie towards Russell Rd.

Anyway I used to have two streets that crossed each other and nor are separated & cut off by the freeway 

Marks Street is still heavily commercial but the other name isn't as easily found unless your right by the hospital -- If you know the area you can see what it is !

If you know, you know. I live in the Rancho and Charleston area. Yes, the grocery store and the schools aren't what you find in Henderson/Summerlin but around that immediate area the neighborhoods are actually pretty well to do and are way more expensive than a lot of people think (expect for me, I bring the place down lol).  We have crazy awesome Halloweens, wine walks, block parties, etc. and we all know each other.  I used to say it's like a small town within the town but it is going through some significant changes.  With the explosion of the Arts District, "downtown" seems to be expanding into us. Kinda sucks as the character of the neighborhood is getting more urban but there a lots of great restaurants and bars on Main Street so gotta take the bitter with the sweet. I told Greg that the general neighborhood is a little gritty for most people but really most people are pussy cats that overreact. I've lived here since 2001 and I've personally never have had one crime problem. Not saying it's as safe as the edge of Henderson but it's fine.  I get around the city pretty good for my job and honestly most parts of the city really aren't that different from one another in my opinion. A lot of people that think they live in a "nicer" neighborhood really don't, or at least it isn't as special as they think it is.  Of course there are more affluent and less affluent parts of the city, but there's plenty of good places.  Even on the east side. There's a few really nice subdivisions up against Sunrise Mountain and are a great value.  Freeway access is non-existent, but still, you can get a nice big modern house with great views.
