Raiders Rent Free, UNLV Pays

That's one way of looking at it.

 

The other way is to realize that the Raiders are paying not their rent, but for the operating rights to the stadium. And then they rent it from themselves.  That the operating company and the team are separate entities is in practical terms irrelevant.  Which means they keep all the ancillary revenue (and pay off the loans they are responsible for, like the BofA and NFL loans, while the taxes pay off the city/state portion), including the rent they may collect from UNLV.  And thus it is in the Raiders best interest to stick around past 30 years, because once everything is paid off (and it may not take 30 years) they starting pocketing some serious coin. And a big chunk toward paying off everything the Raiders will owe will come before the 1st kickoff - PSLs and naming rights.

 

 This is not an unusual arrangement - many stadiums these days are 'owned' by the local governmental body, who in turn hands over the rights to operate the facility to the team or teams involved.  The new stadium in Atlanta has a similar arrangement - the Convention Center Authority owns it, but the Falcons are going to operate it. The Falcons have sold 45,000 PSLs and may have gotten another 450 million (over 30 years) for naming rights.

As for the potential angst for UNLV fans about playing in a too-large stadium (a valid concern), this is an artist rendering of what they'll be doing for the MLS team in Atlanta once they start playing in Mercedes Benz Stadium.  Seating capacity for this setup is 40K in Atlanta.  It is also what they do in Vancouver at BC Place for the soccer team.  Allows for a less cavernous environment while taking advantages of the bells and whistles of a tricked out stadium.  And this is something that wasnt necessarily doable in SD at Qualcomm for the Aztecs because the design didnt allow for it terribly well.

Sam Boyd is far from a horrible stadium.  it's a bit worn and not in the glitzy part of town, but I would not just abandon it.

The shiny new Raiders stadium looks pretty, but it might not really work for the fanbase.  

Two things are certain if the Rebels move to the new stadium:

1) They will begin to draw some new fans fans they are not drawing in Sam Boyd.

2) Costs will go up.  As a result, they may lose some fans they currently have.

At the end of the day, if the product is bad, fans won't come to the games.  if they are decent, you will do ok at the turnstyle.

I really can't think of any reason why UNLV should be anything other than upper half of the MWC and playing in a bowl game most years.
