New info on a 40,000 seat SDSU stadium and how much it would cost....

The partner is FS Investors who, as of now, have the exclusive rights to negotiate with the MLS. Their plan is to get an MLS franchise, purchase a portion of a LigaMX team (Mexico), bring International friendlies, and other exhibitions. They also want to build student housing, shops, resteraunts, office space for SDSU faculty, and other companies.

SDSU would contribute $100 million to the stadium, and FS Inveators would contribute the other 100. After five years, FS Investors would give full ownership to SDSU.

 

SDSU has been working with FS Inventors, but it is clear SDSU and FS are not completely on the same page. SDSU wants a 40k stadium, and wants a more robust campus expansion. Furthermore, SDSU does not have all of the details. With that being said, SDSU is the lynchpin of any deal. SDSU has significant political clout and FS knows it must have SDSU on board for the City Council to approve the action.

Serious question: Why would FS give up their 100 million investment after only 5 years? What do they get in return?

A sweet lease and it's the only way they get the thing fast tracked through city hall.

Significant tax break. Political capital. Approval through City Hall.  SDSU is the lynchpin here, so they know they need SDSU on their side.

I dont think AEG agrees with you.  They own and/or operate 41 arenas and 7 stadiums worldwide - including the Chargers new temporary home and Las Vegas Golden Knights future home.

In the beginning the Universe was created.
This has made a lot of people very angry and been widely regarded as a bad move.

If used for more than 20 nights a year. Our AD has said he envisions the stadium being used 100 nights a year (SDSU, MLS, CIF, international soccer, concerts, rugby, etc)

Arenas are  different.  If they owned 41 stadiums you might have an argument.

The fact that these facilities "don't pencil out" is the bed rock argument against public funding for stadiums.

Minor league soccer will not put butts in seats. Concerts etc in large outdoor venues automatically default to Petco and the downtown location.  100 revenue generating events/yr is pure fantasy.  Stubhub has around 20 events listed on their 2017 calendar + 10 Charger games not listed.

A tax deduction based on the appreciated fair market value five years after completion which they will use to offset taxable gains from developing the rest of the property.  Plus they will be able to structure the lease with SDSU favorably.

Note to fazz:

the cost of building something is not necessarily correlated with its quality

I'd like to see SDSU have a 35k stadium that is easily expandable to 42k, basically rice eccles clone. A medium small stadium that is sold out and rocking >a gigantic dead stadium. Basketball has been seeing that trend lately. 

Remember that every argument you have with someone on MWCboard is actually the continuation of a different argument they had with someone else also on MWCboard.
